The Enhanced 2-10 New Home Warranty Booklet for California
Experience the Future of New Home Protection
Frequently asked questions
The new California Booklet is expected to launch on October 1, 2026 for homes enrolled by builders who choose to use it. California builders are not required to switch. To opt in, please contact your local sales representative for assistance. If you prefer to continue using your existing warranty document, no further action is needed.
We added language and sections that specifically identify the Statutory Standards required by SB800. These updates give builders and homeowners clearer guidance on the roles of the warranty administrator and warranty insurer, as well as available remedies for items covered by the builder under those statutory standards. The workmanship and structural warranties remain included and unchanged.
SB800 has created some confusion around the law, builder right-to-repair timelines, and the role of a third-party warranty administrator. While SB800 establishes statutory standards for fit and finish, it does not provide construction performance guidelines and requires builders to provide homeowners with a copy of SB800. Updating the booklet helps address these needs by adding fit-and-finish performance guidelines and including SB800 directly within the booklet.
If you opt-in to use these new booklets, please contact your sales representative to order the new Booklets. If you do not yet have a sales representative, please contact our Warranty Administration team below.

There are no material coverage changes, so this should not present an issue for Builder Members or homeowners. However, in the event of a claim where there is a dispute regarding which Booklet applies, 2-10 and the Warranty Insurer will handle each situation on a case-by-case basis.
