The next-generation Booklet will be issued for all homes enrolled in the 2-10 New Home Program on and after May 1, 2026. As always, ensure all your buyers are presented with the Booklet early in the contracting process. We have a template available for you to use with your buyers to acknowledge their receipt of the updated Booklet.
We updated language regarding performance standards to improve experiences for builders and homeowners and to reflect recent changes approved by the Texas Association of Builders.
The biggest changes are to:
- Performance standards for yard gradings to provide clarification to the standard on how long standing water can remain after a rain. The clarification to Performance Standards for Yard grading read as follows, " Standing water shall not remain for more than 24 hours within 10 feet of the home after a rain, except in swales that drain other areas or in areas that receive discharge from sump pumps, down spout lines, foundation or crawl space drains, etc. In these areas, a longer period of standing water can be anticipated but no more than 48 hours. Water may stand longer during periods of heavy rains, especially when heavy rains occur on successive days."
- Performance standards for concrete slab foundations, excluding Concrete floors added a new standard for Efflorescence. The new standard reads "Efflorescence is a typical condition caused by moisture reacting with soluble salts in concrete and forming harmless carbonate compounds. It is evidenced by the presence of a white film or powder on the surface of the concrete. If the efflorescence is caused solely by water leakage (actual flow and accumulation), the contractor will eliminate the leaks into the structure."
- Performance standards for exterior siding added the following standard: "Exterior siding shall be installed in accordance with manufacturer's instructions."
- Performance standards for exterior trim added the following standard: "Exterior trim shall be installed in accordance with manufacturer's instructions."
- Performance standards for masonry, including brick, block and stone updated the standard for wall bow to the following: "A masonry wall shall not bow in an amount equal to or in excess of one inch when measured from the base to the top of the wall or tilt such that the center of gravity of the wall falls outside the middle third of the base of the wall. The standard set forth in this subsection does not apply to natural stone products."
- All other changes were slight modifications to language within the standards that didn't materially change the standard, responsibility of the builder, or applicable exclusions.
We updated the New Home Warranty Booklet to evolve with the changing needs of builders and to continue to occupy the bleeding edge of warranty administration. Additionally, with the recent update to the TAB Standards from the Texas Association of Builders, we wanted to ensure that you and your homeowners had the most recent version of standards.

The New Home Warranty Booklet is a legal document that outlines the coverage your clients receive and the performance standards by which you abide.
You can access updated digital assets through your Builder Portal account at www.2-10.com/sign-in. Once signed in, navigate to the Resources Tab to view your warranty booklet(s).
There are no material coverage changes, so this should not present an issue for Builder Members or homeowners. However, in the event of a claim where there is a dispute regarding which Booklet applies, 2-10 and the Warranty Insurer will handle each situation on a case-by-case basis.
