General Information
The home warranty may be paid for by the real estate professional, Buyer, or Seller and is typically paid for with funds collected at closing. A Buyer home warranty may also be purchased for up to 90 days post-closing.
Seller coverage is a great way to help protect your budget when unexpected, covered breakdowns occur during the listing period. It can also help reduce closing delays and post-closing risks related to covered system and appliance breakdowns. Seller coverage is complimentary (where allowed by law). Buyer coverage begins at the close of the sale or when the coverage is purchased. Your home warranty plan agreement will last for one year from that date. Seller coverage, where allowed by law, is for the listing period and begins upon notification of enrollment.
You can reach out to your home builder about providing a 2-10 builder warranty. A builder warranty is different than a real estate home warranty because it provides performance guidelines and warranty coverage for a new construction home’s workmanship, distribution systems, and load-bearing structural components. Builder warranties offer valuable protection for builders and homeowners alike by defining coverage, setting clear expectations, and providing support and guidance should a defect occur.
