What is a new modular or manufactured home warranty?
A modular or manufactured home warranty is a structural warranty that provides a written agreement between the builder/dealer and the homeowner, it clearly defines the builder’s or dealer’s work-product obligations related to construction quality and continuing obligations. Under the agreement, the builder/dealer is the insured and the homeowner is the beneficiary.
In the past, manufactured homes were known as mobile homes.
Why does a home builder need an insurance-backed new modular or manufactured home warranty?
An insurance-backed, new modular or manufactured home warranty from 2-10 Home Buyers Warranty (2-10 HBW) gives builders/dealers and homeowners confidence that if qualified major structural damage develops in a home, those repairs will be the obligation of the warranty insurer rather than the responsibility of the builder/dealer and homeowners.
The 2-10 HBW new modular or manufactured home warranty uses an insurance company dedicated to the payment of warranty claims.
Why do I need a warranty for modular or manufactured homes?
Even builders/dealers with an excellent history of no structural-defect claims can find themselves dealing with warranty issues years after closing.
Buyers also value the structural warranty because it adds a level of comfort to know they are protected should something happen. And with 2-10 HBW's structural warranties, homeowners have a clearer understanding of the construction standards and what is covered. This leads to fewer frivolous or unnecessary calls to builders and manufacturers, which helps save time, money and frustration.
Implied warranty laws are subject to vague and unpredictable interpretations that can vary from one court decision to another. Using an express limited warranty, such as a new modular or manufactured home warranty, that disclaims all implied warranties can eliminate this uncertainty and helps set a buyer’s expectations.
What does an insurance-backed new modular or manufactured home warranty include?
The manufactured-home warranty includes 10 years of coverage against qualifying structural defects in load-bearing components from the frame up.
The modular-home warranty includes 10 years of structural coverage from the sill plate up. Both products can be upgraded to the full 2-10 HBW structural warranty if the home is placed on permanent foundation by a builder/dealer, and the builder/dealer is a 2-10 HBW Builder Member.
