Home Builder Structural Warranty

Did you know that the average cost of a structural claim is $42,500? Structural warranties are a valuable tool for protecting your reputation and profits, while providing important coverage for homeowners should the unexpected occur.

What is a Structural Warranty?

A structural warranty provides performance guidelines and warranty coverage for a home’s workmanship, distribution systems and load-bearing structural components. Structural warranties offer valuable protection for builders and homeowners alike by defining coverage, setting clear expectations and providing support and guidance should a defect occur. Structural warranties are an extremely valuable risk management tool for all parties, where the builder is the insured and the homeowner is the beneficiary.

If you are a homeowner in the process of building a new home, you can refer your builder to include structural warranty coverage for your new construction home.

Learn more about Structural Warranty

You build it, we’ll back you up.

A structural warranty from 2-10 HBW provides third-party, insurance-backed protection for workmanship, distribution systems and load-bearing structural components of the home. The descriptions below refer to structural components. To learn more about the workmanship and systems component of coverage, visit our interactive house here.

Floor Framing
Coverage is provided for structural supports for load-bearing elements in floor systems, including joists and bridging. Damage to non-load-bearing elements, such as flooring and underlayment material, is not covered.

A structural element that transmits, through compression, the weight of the structure above to other structural elements. However, damages caused by additions or alterations to the home are not covered.

Beams / Girders / Lintels
Relatively long pieces of metal, wood or stone manufactured or shaped specifically for rigid members or parts of structures or machines. Builder mishaps, such as improperly placed stanchions, are not covered

Footings & Foundation Systems
Often classified as shallow or deep foundations, based on the depth of the load-transfer member below the super-structure and the type of transfer load mechanism. Foundation system requirements depend on strength and compressibility of the site soils, proposed loading conditions and project performance criteria (i.e., total settlement and differential settlement limitations).

Load-Bearing Walls & Partitions
All exterior walls are load-bearing walls and are covered. Interior load-bearing walls that support the floors above and the attic’s weight are also covered. Note that improper loading over the design criteria for which that portion of the house was intended will not be covered.

Roof Framing Systems
A group of studs fitted or joined together to provide support for the roof covering. Non-load-bearing elements, such as shingles, roof tiles, sheathing and underlayment are not eligible for coverage.

Frequently Asked Questions

How much does a structural warranty cost?
The average cost of 10 full years of structural coverage is less than .5% of the total purchase price of the home, including the land.
Are structural warranties transferable?
Absolutely. If the original home buyer sells their home before the 1,2 or 10 year coverage is complete, this protection can be transferred to the new owner.
Does 2-10 HBW have experience in my state?
Yes, we have extensive experience in all 48 contiguous states. Our local representatives are experts in the most common soil, foundation and structural problems that builders face in your region.

Simply put, the guidance our team offers home builders is second-to-none. We even make a point to visit our member builders whenever possible.

How are structural warranties different from homeowners insurance?
Homeowners insurance is a complement to structural warranty coverage, but they do not offer the same type of protection.
Compared to a structural warranty, home insurance policies generally cover damage due to specific risks that are sudden or accidental. The damages could occur after incidents like:

  • Fires
  • Natural disasters, like high winds from a tornado
  • Other types of storms and inclement weather
  • Thefts and robberies

Who is the reinsurance provider?
2-10 HBW’s warranty products are reinsured by Swiss Re and SCOR Re, two of the world’s largest reinsurers. With combined surplus holdings in excess of $4 billion, you can trust the financial backing of our warranties. We have paid out more than $250 million in structural defect claims, helping our builders protect their business and their customers.
