Breakdowns can be expensive. A Home Warranty Service Agreement can help reduce your out-of-pocket costs when covered items break down, giving you more control over unexpected expenses.

What’s the difference between a structural warranty and a Home Warranty Service Agreement?

structural warranty (which you currently have) protects things like load-bearing walls, beams, and your foundation against structural defects for a certain number of years. It also provides performance standards for workmanship and distribution systems.

Home Warranty Service Agreement (which you don’t have yet) protects important systems like your HVAC and appliances like your fridge against routine breakdowns.

What is a structural defect?

A structural defect is defined as “actual physical damage to the designated load-bearing elements of the home caused by failure of such load-bearing elements, which affects their load-bearing functions to the extent that the home becomes unsafe, unsanitary, or otherwise unlivable.”

All four parts of this definition must be satisfied in order for a condition to qualify as a structural defect.
